Every successful project is the result of a collaboration with the client, to understand how they live now and how their future ambitions will shape the environment in which they wish to live. Every property whether it be new build or the refurbishment of a listed building is explored in detail to ensure that its potential is realised both in terms of scale and context. We are very familiar in all aspects of the process from feasibility studies and planning through to snagging and handover, both in the UK, Italy, spain and internationally with our partners
We offer a very personal service and are happy to talk to clients at any stage of the process whether it be advising on a potential purchase of a new build site or how to improve the exhisting. The brief development stage enables us to provide a design direction, which is an essential dialogue that sets the tone for concept design. The concept will be illustrated through 3D visualisation, illustrative drawings, materiality and models. Where required we would curate artwork, and provide interior design proposals during this stage.
The project team is key to the smooth running of a project for budget, programme and build quality, we have relationships with many consultants and are often asked to put forward a trusted team.
If the project is a heritage building requiring refurbishment, or an under-utilised property requiring extensions we will obtain building control approval and planning consent. Where necessary we will obtain listing building approval together with Conservation area consent.
Once the approvals process is under way we would commence detail design where we work very closely with the design team and the client selecting fixtures, fittings and materials, and establishing the technical specifications for the project. We then prepare tender drawings, suggest suitable contractors and assist with tender analysis to ensure the most appropriate contractor is appointed. The construction drawing set is then finalised, and we would provide onsite attendance throughout the build.

After the brief has been agreed, we start to elaborate and create design concepts. These will take into account the structural, mechanical, aesthetic and budget requirements of the project. We will present a series of carefully illustraed and well thought design options.
4. during construction
We follow every construction development and ensure that your design vision is being delivered. We will be present on site and can act as your liasion with the contractor, dealing with requests, update and to explaining what is going on at each stage. Furthermore, we can also provide certificates, make final inspections and advise on any work change required.

3. Detail Design
This stage involve moving towards a fully developed proposal. In this part we create detailed drawings that show what the finished project will look like, and how it will be built. This package of drawings and information allows to precisely cost the construction as well as obtaining all the necessary legal consents that the project may required.
